At Scott Brown Properties, a residential leasing/ management company located in Denton, Texas – and serving all of Denton County – we want to make sure every tenant understands all expectations, fees, rules, etc. Below, you will find answers to several common and pertinent questions.

How much will it cost me to move in?
• $40 application fee (credit/ debit cards or money order only)
• Deposit equal to monthly rent (credit/ debit cards or money order only, subject to refund at lease end)
• First Month's Rent (can be in personal check)
• Pet fee - if you have a pet ($300 non refundable)

What do you check to see if I qualify?
• Credit Check
• Rent History
• Employment Verification

Do I need a cosigner?
If your rent history or credit check are not adequate, you may want to get someone to cosign for you, in which case they will need a credit check and have to sign the lease.

What lease terms do you do?
It depends on when you move in, we end most of our leases in May or June, but for some properties we do 1 year leases.

Are pets allowed?
Pets are allowed in most of the rental properties. We do not allow dogs bigger than 20 pounds in our apartments, but we do not have a weight or breed limit at our houses. The fee is $300 per pet and it is non-refundable.

How do I get my security deposit back?
