Resources For Residents

Typically, applying for and moving into your new residence is the most expensive part of living in a rental property. These are the costs residents are expected to pay related to applying and moving one of our properties:

• Application Fee: Our application fee is $55.00. This is paid with a credit/debit card.

• Administration Fee: Our administration fee is $100.00 and is due on the move-in day. The fee is paid by money order.

• Security Deposit: The security deposit is subject to a refund at the end of your lease. Your deposit can be paid with a credit/debit card, cashier’s check, or money order only.

• First Month’s Rent: Your first month of rent must be paid in person with a cashier’s check or money order on move-in day. If you’re moving in on or after the 25th of the month, the payment for the next month’s full rent will be required at move-in as well.

• Pet Deposit: Generally, the pet deposit for all properties that allow pets is $400 per pet. This deposit is subject to refund at the end of your lease. Please check the individual properties for their specifics.

All move-in payments made via credit card will be charged a 3.49% convenience fee.

• Generally, it takes 7-10 business days to complete the application process once all documents have been received

• Applications must be received within 48 hours of deposit submittal

• All necessary documentation must be provided within 4 days of deposit submittal

**The deposit will be forfeited if you do not meet these requirements**

All applicants are subject to final approval by the owner of the property.

When evaluating applications, we take a few different factors into consideration:

• Credit History: Minimum acceptable credit score is 600. Anything below 600 will require a Guarantor or subject to an additional 25% of the deposit. Your credit score gives us an idea of how reliable you will be in paying rent, feeds, and deposits on time. As such, we will reject applicants who have a poor credit score. Medical bills and student loans, however, will not be considered. If you do not have a good credit score, you may submit a guarantor application and/or be required to pay an additional deposit.

• Criminal History: See criminal history section in our application.

• Rental History: Minimum acceptable rental history is 12-months of positive rental verified by obtaining approval from the previous landlord. If the applicant was on a lease with a private landlord (as opposed to property management/apartments), we will require a copy of their most recent lease and ledger, along with the correct contact information for the landlord. No previous rental history will require a Guarantor on file. If rental history comes back negative from the previous landlord, the application will be automatically denied.

• Employment Verification: Each applicant must provide proof of income to ensure they make 3 times the monthly rent in gross income. This is a cumulative total for all co-applicants. You must provide the 3 most recent paystubs. If applicant(s) is a student or does not have acceptable income, a Guarantor will be required. A Guarantor will need to provide 5 times the monthly rent in order to qualify.

• Photo Identification: We require a valid state ID. We will accept a valid Visa and Passport from applicants who are new to the country. Please see the application for additional documents needed for international students.

If you do not have a credit score considered to be in good standing or make 3 times your monthly rent, you will be required to provide a lease guarantor. All guarantors will be required to complete a separate rental application, provide ID, proof of income, and pass the credit check. Guarantors are required to make 5 times the monthly rent.
